Chester Mortgage Centre are able to offer a quality Home Information Pack and standalone Energy Performance Certificates delivered under strict service levels.

From October 2008 Energy Performance Certificates will be added to the documentation landlords will be required by Law to provide to new tenants.  The certificates will be valid for up to 10 years.  The requirement is being introduced to comply with the EU’s Energy Performance of Buildings Directive (EPBD) which applies to all property, including rented property.

EPCs for dwellings will rate the energy performance of the building on a scale of ‘A’ to ‘G’ – where ‘A’ is the most efficient, and ‘G’ the least. This will be displayed graphically in a similar way as present energy labelling on white goods such as fridges and washing machines.

The Government has introduced HIPs as part of the reforms to cut carbon emissions and try to improve the process of purchasing and selling property in England and Wales.  At the present time approximately 30% of property sales in the UK fall through and the Government hope that providing the information contained within the HIP will enable potential purchasers to make a more informed decision earlier in the purchasing process.

Each pack is required to contain an Index, Energy Performance Certificate, Sales Statement, Land Registry Title & Plan, Copy of New Homes Warranty (if applicable), Local Authority Searches, Drainage and Water Searches, Additional Documents for Leasehold Properties (including a copy of the Lease and Landlord details).

Additionally the packs are authorised to contain a Home Condition Report, Additional Property Searches relating to the sale of the property (e.g. Environmental, Flood Risk), Information identifying the property (e.g. map), Information about the source or supply of any pack document, including additional Land Registry documents for Commonhold or Leasehold properties, Warranties or Guarantees including any extra insurance policies or guarantees that may be of interest to a buyer, Additional Land Searches that relate to other land or property in the vicinity of the property , Home Use Form and Home Contents Form .
